M/Group is raising $4 million to purchase the site and provide investors with target forecast IRR of 13.6% with an annual return on completion estimated to commence at 9.0% with 5.0% during the construction period (first 12 months). Capital uplift expected supported by independent valuation.
The location is a high profile site on Brand Highway at the entry to Geraldton with good access to surrounding amenities and mostly surrounded by residential.
Secure leases to national tenants including; Chicken Treat (existing property in operation on site since January 2012) on a 10 year lease, agreement for leases are in place with Hungry Jack’s for a 10 year pad-site lease and Metro Petroleum for a 15 year lease (both to be constructed). There is also 580m2 of commercial space available for development.
