Following much anticipation, M/Group is excited to announce that pre-sales for our latest residential landmark, Amara Estate, officially launched at the end of July 2025.
Amara Estate is a secure, gated community with shared green spaces and residence clubhouse. The primary goal of this project is to facilitate delivery of safe, affordable, climate-resilient homes in a secure, gated community for essential workers in this high priority regional location in the Kalgoorlie-Boulder area. The essential key workers include and aren’t limited to the following industries: childcare, education, emergency services, government employees, healthcare, and retail.
Currently, there are 40 dwellings pre-sold, and 36 dwelling contracted to be leased to the Government Regional Officer Housing (GROH) program. Demand for sales and leasing remains exceptionally strong, driven by Kalgoorlie’s current vacancy rate of less than 1%.
The project is set to move into the construction phase early next year. The Building Contract and Civil Works package has been finalised, and we have secured full project funding through the Commonwealth Bank of Australia (CBA).

Is supply outweighing demand?
There is and will continue to be strong demand for apartment product – this is evidenced by the global trend towards apartment living. What we are currently experiencing in the Perth market, however, is an emerging differentiator between high-density and boutique product.
Quite simply, not all apartment product is the same and the influx of off-shore developer interest and large-scale apartment approvals represent a completely different proposition to well-placed boutique product specifically designed for the local market.
The divide between these development styles will continue into the future with increased capital gain on unique and limited-supply product.
What the customer needs to be aware of is that?
Consumers need to be aware that most apartment developments must secure over 60% in pre- sales, which has the potential tie up a person’s investment that ultimately never gets off the ground.
This investment would be better served in a boutique product that will endure changing market conditions due to proximity to infrastructure and unique design. Never before has a developer’s credentials been more critical, as there are a lot of speculators in the marketplace at the moment and a good track record speaks for itself in the current market conditions.
Who are buying the apartments?
Match Apartments has always worked on a model of providing boutique product designed for the owner-occupier. As a result, however, we attract investors drawn to the same personalised attributes that will ultimately make the apartment attractive to investors.
What are key factors to being a successful development (location, affordability, developer’s track record, finishes, inclusions)?
While buyers certainly want to be close to amenities together with being within walking proximity to key community and city infrastructure, attractive streetscape and strategic coastal locations also play an important role. While price will always be a factor, the cheaper product often doesn’t represent long-term financial returns.
Can this level of apartment development keep going at this fast rate or will it stagnate?
There is unquestionably a structural change occurring in terms of accommodation, whereby more people are opting into apartment living and this is only going to continue to grow.
The reality is that the market has a way of leveling itself and, if people do not respond to product available on the market, it simply won’t get off the ground. The lesson for consumers is to stick
with reliable developers that build ‘living spaces’ rather than cookie-cutter investment product. Our apartments are testament to this.
