Rivers Australia Triggers Flow of Improvements at Pialba Place
The first in a series of anticipated improvements promised by the new owners of Pialba Place has been announced. Rivers Australia has signed a five-year lease agreement and is scheduled to arrive at the centre in or around August this year.
Rivers Australia is one of Australia’s most recognised fashion brands with stores located across the country.
Mr James Collis, Director at M/Group who is the new centre owner, said the new lease agreement is an early indication of great things to come, as M/Group takes further steps to evolve Hervey Bay’s local community shopping hub.
“When M/Group acquired Pialba Place in February, it did so on the premise of improving the shopping experience for customers with the introduction of a broader retail mix and the creation of an environment to suit a diverse demographic,” he said.
“It’s clear that our vision has already caught the attention of significant retail players such as Rivers. This is not only great for the local community, but also a wonderful indication of things to come.”
Rivers will occupy a space on the left-hand side of the Big W Mall and will complement the affordable fashion offer at the Centre.
Its arrival will prompt a series of relocations of existing tenants and Centre Management is working to ensure minimal disruption.
Group Centre Manager, Ms Cherie Daly, said Rivers is the first of several initiatives being introduced at the Centre, and the community can expect more exciting announcements over the coming months.
“We are extremely grateful to the commitment of our existing tenants who play a significant role in helping us deliver a great outcome for the shopping centre,” she said.
“In the coming months we hope to be announcing more new retailers and plans for a refurbishment. The company has developed a good track record in this regard and we’re so pleased that the Hervey Bay community will be reaping the benefits.”
M/Group currently owns and manages Wodonga Plaza in Victoria and Chester Pass Mall in Albany Western Australia, which both have recently received significant investment through development planning and refurbishment, attracting new tenancies and an improved shopping experience.
New Residential Icon Opens in Mount Lawley

Mount Lawley’s newest streetscape addition is now complete, injecting new life into the corner of Walcott and Burt Streets with an influx of new residents and a potential new café / retail operation on the ground floor.
M/25 by Match is a boutique mixed-use apartment building with only 30 residences. It is designed to integrate seamlessly into the culture of its Mount Lawley environment.
Mr Lloyd Clark, Managing Director of Match parent company, M/Group, said that the building has been designed so that it is difficult to separate the apartment interiors from the lifestyle that its location offers.
“These apartments have been designed with one thing in mind; to create an environment that complements the activity and facilities that are located at its doorstep,” he said.
“The apartments interiors are art gallery-look inspired, which means clean lines with black and white surfaces and elegant fixtures. We want the residents to ‘curate their own exhibition’ and express themselves through the space.”
Each apartment features black tapware in kitchens and bathrooms, Bosch oven and electric cooktop, reconstituted stone benchtops, marble splashbacks and reverse cycle air-conditioning.
The property is located within walking distance to the Beaufort and Angove Street precincts, a short walk or bike ride to the Edith Cowan University and parks and a bus ride to the CBD.
“To us, M/25 by Match is all about the incredible location and we wanted to create a design that really links its residents to the location and culture of the area,” Mr Clark continued.
“We feel we have already hit the mark in this regard, as the apartments were already 50% sold on completion. We are now looking forward to showcasing the remaining apartments as ‘move-in-ready’ and giving residents a great retail venue on the ground floor and surrounding area.”
M/25 by Match draws inspiration from the suburb’s Federation red brick and terracotta houses. The façade uses contrasting shapes, materials and colours to link the lively urbanism of Walcott Street and create a strong corner presence.
Apartments are offered in one or two-bedroom floorplans with private courtyard or balcony entertaining space. Some apartments offer sweeping CBD views.

A Quintessential Apartment Project in the Heart of Perth
As one of Perth’s most iconic neighbourhoods, Mount Lawley provided ample inspiration for a multi-use development created by award-winning M/Construction, part of M/Group. The three-storey M/25 by Match, located on the main road (Walcott Street), comprises 30 apartments plus six commercial units on the ground floor.
According to director Michael Read, M/25 drew its design vision from the suburb’s Federation-style red brick and terracotta homes. It incorporates natural light and cross ventilation into the apartments via the landscaped, central courtyard. The apartments’ décor includes black and white surfaces with elegant fixtures, creating a contemporary design with the end-user in mind.
As a company aligned to M/Group’s own industry-leading values, Cameron Chisholm Nicol was engaged to design M/25 – and they remained true to Mount Lawley’s heritage. The façade uses contrasting shapes, materials and colours to link the lively urbanism of Walcott Street, and create a strong corner presence that is set to become “a local landmark, offering architecturally-designed living in a convenient and desirable location”.
The main challenges faced by M/Construction centred on site constraints and logistics. “There was very limited lay-down area for materials” notes Michael Read, “and we only had one-side access during the duration of the build. This meant that all deliveries of materials had to be thought out and scheduled correctly. These would coincide with the requirement to have regular mobile cranes onsite and traffic management to coordinate traffic flow.”
“The design also changed from masonry brickwork to pre-cast panels for the neighbouring boundary wall – to eliminate potential issues impacting the next door property – so construction methodology had to be adjusted to ensure there was a good continuity of work and to maintain program deadlines.”
This eliminated potential safety issues associated with masonry construction, and also removed the requirement for complicated scaffolding in this area.
Highlighted Project Aspects and Cutting-Edge Features
Danpalon was used as the weather-proof backing material behind the perforated artistic screen at the building’s main entrance, “which provides a unique look to the building from the inside during the day, and the outside during the night”.
Black finish aluminium SHS sections were installed throughout many of the external openings (windows and balconies) to create a picture-frame effect on the building’s façade; and a smooth set plaster finish was applied to the external ground floor walls to create a point of difference from the other levels. As part of City of Vincent’s requirements, an art contribution was designed to include a wall mural by renowned Australian artist Kyle Hughes-Odgers. The brickwork walls also provided added appeal in comparison to the stud frame plasterboard walls.
Elsewhere, an Acratex texture coat was applied to the external surfaces of the building, and an Acrashield coating was applied over the Acratex texture coat to ensure long-lasting added protection. This was substituted for skim coat in areas that M/Construction believed would have had issues with weather damaging the skim coat.
M/Group is highly respected for its solid commitment to sustainability, and the M/25 project is emphatically at the forefront of industry standards in this respect.
“We strived for minimum waste by choosing specific products and ensuring all were accounted for during the build,” notes Read. “We used products that will ensure longevity for the building and reduce maintenance/replacement of materials.
“Upgrading the water-proof coating to the level one landscaped courtyard area ensured that we would not have to worry about potential leaks and added maintenance to the car park area below, now and into the future.” All appliances installed have a high WELS and Energy star rating.
One of the key successes achieved during construction was an ability to assist the client with design changes to upgrade areas of the building that M/Construction believed needed attention.
“Re-designing the lobby area and incorporating a decorative timber panel ceiling not only improved the overall look of the lobby but also elevated the appeal for the end-users.
“Taking on the mechanical ventilation as D&C, and simplifying it, reduced costs and eliminated the requirement for additional maintenance works during the life cycle of the building. In addition, we re-designed the courtyard landscaping area to be less busy and more aesthetically appealing.”
With Cameron Chisholm Nicol also highly regarded as an award-winning architectural practice that aims to place people at the centre of its design philosophy, the completed M/25 project was ultimately a perfect fit for its portfolio… “Unique residential projects that demonstrate refined aesthetics underpinned by efficient space planning and a rigorous attention to detail. The result is liveable, functional apartments that respond to our unique climate and lifestyle.”

It would have been hard to foresee the impact when, back in the early 2000s, two young property enthusiasts decided to tackle the inner-city marketplace and introduce distinctly-designed and architecturally considered apartments amidst a sea of bland ‘cookie-cutter’ buildings.
Back then, apartments were largely designed for investment purposes, so the product was often cheap and, in terms of streetscape, uninspiring.
However, a global lifestyle shift towards inner city living and a passion for good design was enough for the boys to mobilise their vision into reality. Before the cafes, galleries and boutique retail, Match was born in the streets of Mount Lawley, devoting its resources to bringing life into the inner-city environment.
Fast forward to today and Match has just completed its latest Mount Lawley apartment project, M/25 by Match. It is a small milestone that has seen the company come full circle, leaving a trail of influence throughout the City. Since breaking ground on their first Mount Lawley project, Match has earned a reputation for tackling buildings and locations that others were not interested in and created landmarks through heritage restorations of a grand scale.
They were pioneers in areas such as South Beach Estate and Port Coogee and became a catalyst for change that opened the door for improved apartment design and a way of life that didn’t involve a plot of land on the outskirts of the city.
“We always believed there was a market for good architecture and ‘signature’ apartment designs – environments that attract owner-residents rather than just renters,” Mr Lloyd Clark, Managing Director of Match parent company M/Group said.
“All our properties are boutique in nature, and every one offers something that people cannot get anywhere else. This approach has seen us through the GFC and a range of economic conditions because, at the end of the day, people will always want to live in beautiful spaces and great locations.”
Quality has always been an important factor of apartment delivery for Match, so the company evolved. Instead of coordinating the many factors associated with apartment development, the end game was to provide a full-service model that took the apartment buyer from contract to construction to sales and post-handover.
As M/Group, a number of new divisions were introduced to satisfy this demand, including an award-winning construction company, M/Construction, property management and re-sale arm, M/Property, and a funds management business with a retail license that allows everyday people to invest across a range of projects and initiatives.
The company has today delivered hundreds of apartments that extend from central Perth to the Fremantle region.
In the weeks ahead, residents will start moving into M/25 by Match, poetically located in Mount Lawley. Where it all began.
